What does "short sale" or "quick claim" mean in realestate?

It is not "quick claim" but "QUIT Claim"! It is a type of deed in which the owner of a property relinquishes all claims to ownership in a property in favor of the buyer. It is not as good a title as a Warranty Deed. That can impact future sales of the property.

A "short sale" is a sale for less than the owner owes on the property. The owner must pay the difference between the sale price and the balance due to the lender, or arrange for the lender to settle for the sale price of the property. That is why it is necessary to obtain the permission of the lender (who holds a lien on the property until the loan or mortgage is paid in full) to do a short sale.

A word of warning: the IRS has recently determined that if the lender settles for less than the payoff amount of the mortgage/loan, the borrower must pay income taxes on the amount "forgiven."

realty agency discriminates against discount brokers, legal action?

A local realestate agency does not list any MLS listing on her site the PRMOTES ALL MLS listings that are listed by dicount brokerages. She is by far the biggest agency in my area, accounting for nearly half of all home sale listings. Some refer to it as a monopoly.

Since she promotes that her search engine on her site pulls up all MLS listings, could some one not seek a liability case? I know it is against the law for realtors to intentionally bypass FSBO listings, or dicounted brokerage listings. What is amazing is 95% of these sellers she bypasses in her system ARE OFFERING 3% to a selling agent. The other few are offering 2.5%.

I’m one of those excluded, despite being in the MLS and offering a commission. I had my brother call her agency about my home, they told him "it is not something you would be interested in, trust me!" They have never even seen it! Do I have a case?

This is an interesting question.

If she is advertising that she is allowing searches of all MLS properties and is screening out discount brokers and or lower commission offerings I would think that you could file a complaint against her with the MLS, local board of Realtors (if she is a Realtor), the state regulatory agency for agents/brokers for false advertising. You could contact the federal anti-trust attorney(s) they are always happy to look into real estate brokerages. By the way if they can turn up a antitrust case you get treble damages (if you can show that you were damaged).

Can I add real estate listings from local realestate websites to my Classified Ads site i’m starting?

I’m starting a classified ads website and i’m wondering if I can add listings that local real estate companies have listed on there website to my "real estate" portion of my local classified ads website?

I’m planning on putting all the information up on who to contact in regards to the listing.

I would think if you had permission from the companies as well as whatever source you are using to obtain the information. Stealing content from another web site would be illegal.

I recently finished college with an associates degree, and currently I work at Amphenol in Sidney, For about 2yrs I have wanted to step into the realestate field and now I just need to know the best way to get started.

i took my test ( i have a high school education) i passed it first time..and have a license…i think you could get abrokers license but you should just ask dept or real estate in your state…i studied my test at home with a video tape ..i wathced it over and over and over again and when i wen to take my test…i knew 95% of the answers including the math..the way the tape was presented to me was.."if you watch a movie once..and someone askeds you ?"wahat did theat guy say about the bomb"? you might not remember..but if you saw the same movie about 20 times in a row.., you would be able to quote the actor..word for word! its all reptiton and that s how i got my license good luck on getting yours..then just join a real estate office and your in like flyn…
