Does anyone know anything about Mini realestate?
Does anyone know anything about Mini realestate. I was told that a husband and wife both took a realestate course and go around posting and selling vacant property. They also both are doing a travel agency from home. I was told that there is such good $ in it that they both quit there real jobs and are making around 500k a year anyone know how to get in to this.
I can’t say that I know anything about mini real estate, but after having been in the business (real estate) for more than 10 years on the lending side, I have seen and heard just about everything.
People cannot post and sell vacant property without owning the property – it is IMPOSSIBLE for someone to sell something that does not physically belong to them, that is what title researching is for. There is a little thing called mortgage fraud and it will send you to jail for a LONG LONG time.
I’ve seen recently too an informercial about bying up property at tax sales – you can do this, but not as easily as this informercial would like for you to think.
There is no such thing as a get rich quick scheme, if there were don’t you think EVERYONE would be rich?
Keep your nose to the grindstone and save, if you have a bit of extra money invest it in a short term CD with a high yield.
Take it from me, the real estate market is going soft because interest rates have been going up, and people aren’t buying anymore, or refinancing. Defaults are at all time highs, mostly because people bought too much of a house on an Interest Only fixed rate (5 years or less), or even worse on an ARM (Adjustable Rate Mortgage) and now they can’t afford the new payment.

Which bank will loan to buy realestate in US for non US citizen who live and work outside US?
Hi
I am looking for a bank that will finance a real estate loan with maybe 10-20% down payment. I am not working in US neither do I have a SSN in US. I work in Europe but are looking for banks that can give loans for buying real estate in US.
You are out of luck. No bank will risk that kind of liability.
How to calculate area of the house for house insurance purpose.?
I know they dont require the basement area. The area given in real estate listing is very different if you calculate on your own with the mathmatical formula= lenth * breath. If you can also tell me how realestate people calculate area of the house. They just give you the range and no body knows what is the exact area and what it covers.
Well, there’s such a thing as a "Boeck residential square foot estimator".
What you do, is measure the outside of the house, ground floor. If it’s 2 full stories, you double it – that’s the square footage. You’re right, you don’t count the basement – there’s ANOTHER place where you factor in the basement, if it’s finished, if there’s a garage there, whatever.
Your agent can SHOW you exactly how the replacement value was calculated.
REAL ESTATE listings tend to measure the INSIDE of the rooms. They don’t include bathrooms, hallways, foyers, closets, etc, just the inside measure of each room (not the two square feet BETWEEN the two rooms), and add them together. However, that’s USABLE SPACE. Insurance companies don’t REPLACE usable space, they replace WALLS. So you measure the outside of the walls.
how is the realestate market in SAn Antonio?
I’m planning on moving to San Anotnio to renevate and sell houses and keep some of them for rentals. Does anyone have some info that leed me in the right direction? Also How is it living in SAn Antonio?
Hi Jessica, I live in San Antonio and the real estate is cooling off but not experiencing the drop in real estate market like in Dallas and other cities. People will say "NORTHSIDE! NORTHSIDE! NORTHSIDE!" but I think it’s a overbuilt market that is very susceptible to the overall national downturn in real estate. There are actually some great fixer uppers in the Southeast side. Any neighborhood along I37 south of Southcross out towards Military Drive. Good deals to be made down there. I also suggest checking out neighborhoods in the NOrth Central area. That would be north of downtown, East of I-10 but West of Hwy 281 and no farther North than about Basse Rd.
Also check out www.sareia.com
It’s the website for San Antonio Real Estate Investor Association. It’s basically a business association catered to people like you (and hopefully me one day).
Good luck. I love living in SA. I’ve lived in other towns but San Antonio is my home.
How much am I supposed to pay the realestate agent in commission?
If I am selling a house for $35,000 and the buyer is getting a loan for $10,000 more ($45,000), which number should the agent commission fee be based off of? the $35k or $50k?
It may sound silly, but what regulation would I find this information? When I go back to the agent, I will need to site a good source. Saying I got it off "yahoo answers" doesn’t sound that good.
The commission is 6%, I am asking what the 6 % is based off, it seems the sale price.
The real estate agent gets the commission off the price of the house, not the size of the loan. If the buyer had a substantial amount of cash on hand to use as a down payment and borrowed $10,000 less than the price of the house I assure you the real estate agent would ask for the commission on the price of the house not the size of the loan. They can’t have it both ways.

Montreal Travel: Real Estate Listings in Old Montreal
From August 12 to 14, 2009 we spent three days in Montreal, primarily to watch the Rogers Cup, one of the premier events on the ATP Tour. Given that we are ardent tennis fans and have been attending the Rogers Cup in Toronto for many years, we decided to expand our tennis horizons and travel to Montreal this year. We had a chance to see the world elite of mens tennis players competing in Montreals Uniprix Stadium which is located in Jarry Park.
We spent two days at the stadium with our matinee tickets and saw all top 10 tennis players either compete or warm up on one of the side courts. Competitors included world number 1 Roger Federer, Rafael Nadal, Andy Murray, Andy Roddick and many more. Attending a tennis tournament mid week is great because you see so much action, both in the main stadium and on the side courts. Watching Marat Safin practice bare-chested and tossing one of his rackets against the fence was definitely one of the highlights of this excursion.
We also had a bit of time to explore the city and enjoyed a nice dinner on Prince Arthur Square on the first day. This cobblestoned pedestrian street holds a large collection of restaurants and is buzzing with people at night time. We even played some tennis ourselves at Parc Lafontaine, an expansive public park that features a large pond and a variety of recreational facilities.
On Friday morning we also spent some time in Old Montreal and the Montreal Port area, one of Montreals primary tourist draws. This historic district dates back to 1605 when French Explorer Samuel de Champlain set up a fur trading post in the area. Ville Marie, the first permanent settlement in the Montreal area is also located in Old Montreal.
The Port of Montreal was one of Canadas most important ports until it lost importance in the 20th century, particularly with the opening of the St. Lawrence Seaway in 1959 which shifted much of the marine shipping business further west in Canada. Many of the formerly abandoned warehouses have been converted into loft condos in recent years and have made Old Montreal one of the citys most popular (and expensive) residential areas.
Finally, we also drove up to Mount Royal, the mountain which overlooks Montreals downtown area. At a height of 233 m above the city, it provides great views of the downtown core, particularly from the Kondiaronk Belvedere, a large semicircular plaza with a perfect view of the downtown business district, the St. Lawrence River and the surrounding countryside. The Belvedere is anchored by the Chalet, a building from the 1930s that used to house big band concerts and many other social events.
Mount Royal is a popular public park and contains many kilometers of walking and biking trails, a short ski slope, a sculpture garden, a pond called Beaver Lake and various monuments. In the winter it is popular with cross-country skiers.
Montreal is a great summer getaway because of its many interesting neighbourhoods, restaurant districts and the myriad of festivals that are hosted by the city, which include the world famous Montreal International Jazz Festival and the annual Just for Laughs comedy festival.
