    I have been licensed for a year – a home stager 14 a general contractor 23 years. My listings are all staged and sell quickly for close to asking. Do not base your choice on years as an agent Do they truly understand and/or bring in a stager? Do they show up in an internet search and where? How do they market – plunk a sign in the yard and put on MLS Times have changed in real estate and many of those long time agents are getting left behind because they are not changing.

    Contingencies are Blah. Is there a airport near buy? Duh. Look out the window. I am a general contractor, so try to mention any knowledge a realtor would be able to provide unless it was a white lie to make the sale. The only benefit to a realtor is access to MLS listings. Even then I would’nt care about missing out on a so called deal if I can save $30,000 in comm. by dealing with a FSBO. Hair and makeup plus white lies and lies is all you get.

    I think you may be over stating the number of years required to gain a good amount of experience. I am a Realtor, licensed for a little over 2 years. Prior to licensing I worked as a full time transaction coordinator for three very busy agents. I gained more knowledge prior to being licensed and in the last two years than most agents would in the 8+ years you’ve specified. You can be a broker after just 3 years and to be in touch with the current market, only the last 3 years apply..

    You are simply miss informed about Realtors and how they work. You may be considering the market research and home search. With the internet, most buyers can do a lot of their own research but have no clue about what goes in during the transaction. The bulk of a Realtors Job is to facilitate the transaction and get you through your contingencies and a smooth closing while protecting your best interest.

    Yes agents and lenders are going to attack my comment.

    Agents wont lower their commision. They’ll say their broker wont allow them.

    It’s way better to have your bank reject your loan than dealing with a broker that will seek out any program just make them money.

    Real estate agents justify there hard work between Oprah commercials.

    Lenders justify there hard work between long lunches.

    There’s nothing they can do that you can’t!

    It’s your money. It’s your life. It’s your note!
