As long as there are people buying properties, you are in a good market for wholesaling. You just need to find out what the investors are looking for and what prices they are willing to pay, and then go find deals that fit their criteria.

Regarding the LLC- no it is not necessary for you to have one in order to wholesale REOs- you can just make the offers in your personal name.
